General
Rent payments can be submitted to the office in various ways listed below:
- In person at the leasing office
- Place payment in the drop box on the front door of the leasing office
- Mail payment to 18393 Covington Road, Minnetonka, MN 55345
- Online payment system
- Please request a link to our Resident Portal from the leasing office
Rent can be paid by:
- Money order
- Cashier’s Check
- Personal Check
- Credit Card
- Bank Card
- Checking Account
Unfortunately, we do not allow residents to sublease their apartment currently.
If you need to break your lease, please contact the office to discuss providing a notice to vacate along with the buy-out fee.
- Project-Based In-House Section 8
- The recertification process will begin 120 days prior to renewal date & a notice will be sent directly to the unit.
- Project-Based Vouchers Section 8 through Metro HRA
- The recertification process will begin roughly 120 days prior to renewal date & a notice will be sent directly to the unit.
- Housing Choice Vouchers through Metro HRA
- Lease renewal letters will be sent directly to the unit prior to renewal
- Private Organization – Provided Vouchers

- Tax Credit Units
- Lease renewal letters will be sent directly to the unit prior to renewal
- Market Units
- Lease renewal letters will be sent directly to the unit prior to renewal
All changes to the lease will need to be approved in the office by management.
Packages can be delivered directly to your unit door or mailbox depending on the size of the package.
We do not allow pets currently. Approved Emotional Support Animals and assistance or service animals are welcome at Minnetonka Heights Apartments. If you would like to learn more about our Reasonable Accommodation Process, please reach out to the office.
Renters’ Insurance is recommended but not required.

Maintenance
To report a maintenance issue please contact the office or submit a work order through the Rent Café Resident Portal.
Any situations that require immediate remediation to prevent significant damage from occurring to the property, ensure safety, or restore essential services are considered maintenance emergencies. For a detailed list please contact the office.

Minnetonka Heights Management does not conduct lockouts after hours.
- If you were to get locked out of your unit during business hours, please contact the office.
- If you were to get locked out of your unit after hours or on weekends, please call the emergency maintenance line who will connect you with a locksmith.
Utilities and Services
Please call the utility company directly to set up utility services.
All units are set up for internet and cable services, however we do not provide internet or cable services, as this would be an expense for the resident.
Yes, if a resident is responsible for their own utilities, we have services providers that we have partnered with which are listed below:
- Gas Services - CenterPoint Energy
- Electric Services – Xcel Energy
- Internet Services – Xfinity/Comcast
Parking & Transportation
Onsite parking is available throughout the property for both tenants and visitors.

No bike storage available outside, but plenty of space available inside each unit.
Visitor Policies
Guests and Visitors do not need to be registered at the office if they are staying less than 14 consecutive days. Please reach out to the office if your guest/visitor stays longer than 14 consecutive days.
Visitor parking passes are available in the office for any visitors staying overnight that will not be parked in the visitor parking spaces.
Moving in/out
- Step 1: submit an application to the office
- Step 2: complete the move-in packet per applicable program
- Step 3: finalize move-in details/requirements
- Step 4: sign lease and complete Move-In inspection
To provide a written notice to vacate to the office, please check your lease to determine the amount of notice that is required to provide
We utilize a pre – move out inspection to prepare for the move out and offer a move-out inspection on the day of your move-out, please contact the office to schedule.
Within 21 days of the move out. If the security deposit refund will take longer than 21 days, we will provide an explanation in writing.
Affordable Housing
We work off our waiting list to fill our subsidized units. Please see our office for income limits and resident selection plan.

Minnetonka Heights Apartments does not provide Section 8 Housing Choice Vouchers.
When a Section 8 unit becomes available, we will work off the waiting list to fill the unit with the first person on the waiting list. If the applicant does not accept the unit offered, then we will move on to the next person on the waiting list until the unit is filled.
Yes, we accept Housing Choice Vouchers.
